The residents of the Enclave and Sun Peak have a unique opportunity to reduce the density of their neighborhood. The developer is willing to give up the right to develop 10 more townhomes and preserve the views, an annual wetland area, and expand the permanently preserved land surrounding the Enclave.
The Summit Land Conservancy will purchase the land and development rights from the developer for $2.77 million. This is 50% reduction off the appraised value, and includes transactional costs and a permanent endowment to insure that land is protected forever. The Conservancy will amend our existing Enclave conservation easement to include the additional acres, retiring the development potential forever. Fee title will be transferred to the Enclave HOA. This map shows the existing conservation easement in green and the proposed addition in pink.
While this is not a large amount land, the approved and platted development would impact the existing residents while those units were under construction, clutter the view shed and disrupt the wildlife habitat in the base of the gully.
We need to raise $2,770,000 to save this land and remove this density by September 1, 2018.
